Callan, 2995 Deer Run Trail - Variance - Public Hearing <br />Zoning District: RR-IB, Single Family Rural Residential, 2 acres, unsewered. <br />Application: Request for front setback variance for construction of a new single family residence <br />on this 'back lot'. <br />Pertinent Code Sections <br />1. Section 10.03, Subd. 27 - Special standards for back lots created after January 1, 1994: <br />Subd. 27(A)(2) - . the street yard or front yard for any back lot will be a yard <br />starting where the narrow *«'• cess outloi corridor ends and the lot begins." <br />Subd. 27(A,3) - "The depth of the required street yard or front yard shall be 150% of <br />the zoning district front yard requirement." <br />2. Section 10.28, Subd. 5(B) - Required front yard in RR-IB District = 50'. <br />List of Exhibits <br />A - Application <br />B - Plat Map <br />C - Property Owner's l ist <br />D - Survey <br />E - Section 10.03, S 4. 27 <br />Discussion <br />Applicant requests that the 75' required "front yard" setback along the east lot line be reduced to 45' <br />to better accommodate construction of a proposed new single family residence. This lot was platted <br />in 1994 at just over 3 acres to meet the back lot requirements. By definition, the lot line abutting the <br />access outlot is the front lot line of a back lot, hence the east lot line becomes the front lot line in this <br />case. Applicant notes that this is inconsistent with the other lots on the south side of Deer Run Trail, <br />all of which have their designated side lot lines as the easterly or westerly lot lines.
