Sewer is available <br />m Wildhurst Trail. <br />Open space preservation and forest preservation are critical at this site due to its proximity to the <br />pwk iMd. The proposed PRD concept plans appear to aid in such preservation; topography i <br />added factor that supports development here via PRD.IS an <br />Rezoning to a 1-acre standard should only be allowed in conjunction with a PRD here. This will <br />allow the City to control the density and number of lots. <br />The property can probably be developed without a rezoning if the 2-acre zoned parcels are allowed <br />to be sewered at a 2-acre density (Concept Plan #2). However, Plan #2 only accomplishes this by <br />routing access through the park, which should be avoided if possible. <br />A future potential connection to West Branch Road is advisable for traffic circulation and public <br />safety reasons, given the length of Wildhurst Trail with no secondary outlet. <br />Council Action Requested <br />Provide apphc^t with general direction prior to his proceeding with a formal preliminary <br />subdivision application: . <br />What overall density will Council find acceptable? Which if any of the <br />presented concept plans is acceptable? <br />Will Council support a rezoning and/or MUSA & Comp Plan amendments <br />as needed? <br />Does the degree of open space preservation as proposed meet with Council's <br />goals for this area? <br />Will Council allow the development of this property via PRD? <br />Address any other development items that will give applicant direction as to <br />how to proceed.
