Four concept plans have been submitted to date, each with slightly <br />differing densities and layouts. Planning Commission reviewed two initial concept plans at their <br />May meeting and two additional sketches at their June meeting. Planning Commission's comments <br />are outlined below. The Park Commission also reviewed this after their park tour on June 2, but did <br />not reach a conclusion as to whether land dedication or a park fee would be appropriate. <br />This is being brought forward to Council at the sketch plan stage because each of the development <br />concept plans proposed will require some or all of the following: <br />Rezoning certain parcels from RR-IB (2-acre) to LR-IB (1-acre) <br />MUSA amendment to allow extension of sewer <br />Comprehensive Plan Amendment <br />CUP for Planned Residential Development (PRD) <br />Please review the memos and exhibits of June 11 and May 16 for a more comprehensive review of <br />these issues. <br />List of Exhibits <br />A - Concept Plans 1,2,3, & 4 <br />B - Memo and Exhibits of June 11,1997 <br />Planning Commission Comments <br />After reviewing the first two standard plat concept plans in May, Planning Commission suggested <br />that applicant develop additional concepts using clustering to assist in preserving areas adjacent to <br />; f <br />f
