Required easements, covenants and a declaration have been reviewed by <br />the City Attorney and approved as amended. The subdivider was required to file a current <br />permit application with the MCWD as extensions were not available. A wetland delineation <br />has been completed for the property. The only wetland not protected under the City's <br />ordinances has been located within Lot 1, Block 2. The standard covenant has been created <br />to protect the wetland and provide appropriate notice to future property owners consistent with <br />the City's current policy for wetlands not included in conservation maps of the City. The <br />current MCWD permit will also require larger and deeper NURP ponds that have been <br />relocated on property. The amended grading plan has been included in your packet (Exhibit <br />D). The final resolution restates the conditions of the MCWD permit approval (Exhibit E). <br />The subdivider has made the necessary payments for site inspections by the MCWD staff <br />($272.73). <br />Stephen Weckman has been asked to review the original septic testing and location map <br />completed for preliminary plat application. In his memo, Exhibit F, he reconfinns the test sites <br />still meet standards of code with the relocation of the two NURP ponds within the <br />development. <br />Outlot B shall remain in the ownership of the subdivider »p be developed at a later date. <br />Access to Outlot B was approved as shown on Exhibit C although other options may be <br />available to subdiN’ider via properties along east side of Outlot B that have direct access to Old <br />Crystal Bay Road. The final plat resolution includes a disclaimer that if Outlot B is to be <br />developed that the City shall require access that confonns to code in effect at date of <br />subdivision. <br />i
