Planning & Zoning Administrator <br />Administrator Approval:Agenda Section: <br />Zoning <br />Item Description: #2209 Spring Hill Golf Club - Variance/CUP - Conceptual Action <br />Zoning District:RR-IB One Family Rural Residential District, 2-acre <br />RR-lB-1 One Family Rural Residential Subdistrict, 2-acre <br />Application Summary: Spring Hill Golf Club requests a Conditional Use Permit (CUP) for <br />construction of a golf course, club house and maintenance facility on 160 acres of land within the <br />City of Orono located south of County Road 6 and north of Spring Hill Road, and east of Tamarack <br />Drive north of County Road 6. An additional 48 acres of the golf course will be developed on <br />adjacent property in the City of Medina. All of the proposed buildings are within the City of Orono. <br />The property is zoned RR-IB and RR-lB-1 Single Family Rural Residential, in which golf courses <br />are an allowed conditional use. A CUP is also requested for land alteration involving the movement <br />of approximately 340,000 cubic yards of earth. <br />The application includes variances for alteration of wetlands and bluff impact zones.
