MN 55323 0066 <br />GENERAL INFORMATION <br />NORTH LONG LAKE / LONG LAKE COUNTRY CLUB SEWER <br />The estimated cost of the North Long Lake / Long Lake Country Club sewer improvement is <br />$1,049,555. The estimated cost per unit (55 total units) is $19,083 per unit. <br />To ensure the amount of the assessment does not exceed the actual benefit to an individual property, <br />the City Council has determined that the City will reduce the unit assessment (for those properties <br />within the defined MUSA boundary and certain others) to $13,950 per unit. This represents a City <br />contribution of $5,133 per unit, or approximately $282,300. <br />In establishing this level of City contribution, the Council based its decision on a number of factors <br />including: <br />1.The average home within either neighborhood is benefited to the extent of <br />approximately $10,000 by avoiding the cost of constructing a new mound-type <br />sewage treatment system, which would be required on many properties if mumcipal <br />sewer is not provided. <br />2.The average home is fuither benefitted by the ability to use land currently devoted <br />to septic system uses, for other purposes such as accessory buildings, driveways, etc. <br />3.Many homes which would otherwise be forced to replace non-conforming septic • <br />systems with holding tanks, are substantially benefitted by avoiding the cost of <br />holding tank installation and maintenance. Annual holding tank maintenance costs <br />for a family of three may range from $3,000-$5,000 per year or more. <br />4.Municipal sewer provides a long-term solution eliminating the need to deal with <br />septic system failures and system replacement. <br />5.The potential for groundwater and surfacewater contamination caused by failing or <br />non-conforminf eptic systems is eliminated. <br />Telephone (612) 473-7357 • FAX 4734)510
