Building and Zoning Administrator <br />City of Orono <br />Post Office Box 66 <br />Crystal Bay, Minnesota 55323 <br />Re: Sid Rebers <br />File No. 139-2122 <br />Dear Mike, <br />crrvof <br />WAR 1 ’ <br />We have reviewed the proposal to convert Outlet E, Sugar Woods to buildable lot status (Lot 1, <br />Block 1, Sugar Woods 2nd Addition) to enable development of the property for commercial use. <br />The property is located 0.25 miles west of Brown Road along the north side of Highway 12. We <br />have the following comments in regards to engineering matters. <br />An additional strip of roadway ea.sement is needed at the north end of the property to continue a 60- <br />foot width along Outlot D. The ea.sement would begin at the northwest comer of Outlot E, thence <br />easterly to a point on the east line of Outlot E distant 7.05 feet southerly from the northeast corner <br />thereof. The description of the roadway easement should also include use for utility purposes. A <br />5-foot wide drainage and utility easement should be located along the south edge of the roadway <br />casement. <br />The City has long planned for an east-west frontage road between North Brown Road and Old <br />Crystal Bay Road to reduce access to Highway 12. We would recommend that the development of <br />this site be tied to the contruction of the frontage road. When this road is completed, the commercial <br />area along the north side of Highway 12 would access to the north.
