3. Section 10.02, Definitions, 39. "Lot line, front" <br />That boundary of a lot which abuts an existing or dedicated public street, and in the case <br />of a comer lot it shall be the shortest dimension on a public street. If the dimensions are <br />equal, the front lot line shall be designated by the owner and filed in the office of the <br />Building Inspector. <br />Concordia Street frontage is 233.25' <br />Eagerness Point Road frontage is 201' <br />The front lot line is measured along Fagemess Point Road and is not dependent on <br />the street address being on Concordia Street. <br />AVERAGE LAKESHORE SETBACK <br />4. Section 10.22, Subd. 1. B.. Lake.shore Set Back Regulations. <br />The setback from the shoreline for lakeshore lots: <br />B.No principal or accessory structure shall be located within 75 feet of the lakeshore <br />nor closer to the lakeshore than the average distance from the shoreline of existing <br />residence buildings on adjacent lots. <br />The proposed residence is 103' from the shoreline. This is a comer lot. There is an adjacent <br />residence on the east side only. Staff has previously determined the average setback line to be based <br />on the adjacent property to the east. The line drawn on the survey is based on staffs previous <br />determination.
