The proposal <br />provides additional setback from the street with an increase in open space of 5. The side of <br />the building facing the street will have windows but no doors, hence that landscape/yard area <br />will have no traffic, but according to the drawings provided will contain a sign identifying the <br />site. <br />The increase in lakeshore setback from 20' to 49' is a positive improvement to the property. <br />While applicants intend to turn that 49' into green lawn area, they also propose to use that lawn <br />area for displaying boats for sale in the summer (See below). Exhibit I indicates some <br />additional 2' high shrubs for landscaping around the east and west sides of the building. <br />Use of the Lakeshore Yard for Boat Storage <br />Applicants propose to use the 49' lawn area east of the new building for storage of up to 6 <br />boats for sale during the summer months.
