Request for Council Action continued
January 24, 1997
Zoning File #2195
site. This combination of facts suggests that the site is not capable of supporting all the proposed
uses within the requirements of the code. Council is faced with the following options:
grant a variance to the number of parking stalls required and allow the uses
as proposed, with conditions; OR
allow the retail sales use and building replacement only in conjunction with
a decrease in the number of slips, resulting in a conforming level of
parking; OR
deny the variance request and anticipate that the existing building will be
remodeled and used for allowed B-2 uses which have parking needs
requiring no more than one employee stall.
Based on the Planning Commission's recommendation and comments over the last two months,
staff has drafted a resolution containing specific findings of fact and specific conditions of
approval for Genmar's proposal. Because Planning Commission did not always specify individual
findings for its conclusions, staff has drafted such findings for Council consideration. Council
is requested to carefully review the resolution. If Council concludes that application approval is
warranted, Council is requested to provide staff with direction regarding any resolution revisions
that may be appropriate. '
Options for Action
1. Adopt the attached approval resolution with or without revisions.
2. Table, giving specific reasons.
3. Conceptually deny, direct staff to draft a denial resolution, stating specific reasons for
denial.
4.Other.
COUNCIL ACTION REQUESTED:
Approve, table or conceptually deny application #2195.
1
