Request for Council Action continued <br />page 4 of 4 <br />January 24, 1997 <br />Zoning File #2195 <br />site.This combination of facts suggests that the site is not capable of supporting all the proposed <br />uses within the requirements of the code. Council is faced with the following options: <br />grant a variance to the number of parking stalls required and allow the uses <br />as proposed, with conditions; OR <br />allow the retail sales use and building replacement only in conjunction with <br />a decrease in the number of slips, resulting in a conforming level of <br />parking; OR <br />deny the variance request and anticipate that the existing building will be <br />remodeled and used for allowed B-2 uses which have parking needs <br />requiring no more than one employee stall. <br />Based on the Planning Commission's recommendation and comments over the last two months, <br />staff has drafted a resolution containing specific findings of fact and specific conditions of <br />approval for Genmar's proposal. Because Planning Commission did not always specify individual <br />findings for its conclusions, staff has drafted such findings for Council consideration. Council <br />is requested to carefully review the resolution. If Council concludes that application approval is <br />warranted, Council is requested to provide staff with direction regarding any resolution revisions <br />that may be appropriate. ' <br />Options for Action <br />1. Adopt the attached approval resolution with or without revisions. <br />2. Table, giving specific reasons. <br />3.
