As structure will be located within the approximate footprint of the existing structure, <br />the residence v ill be razed requiring a demolition permit from the City of Orono. <br />Three of the variances sought by applicants involve variances to the lot standards of the LR-IA <br />Zoning District. At the time the Dicon Addition plat was approved by the City in October of 1973, <br />the R-IC Zoning District r.*quired 1 acre in area. The existing residence constructed in 1974 <br />required no variances to the R-IC zoning standards. <br />Review Exhibit H, note the lot to the immediate west in the original plat was not a lakeshore lot. <br />In 1995, the ow ners of the three lots w ithin the Dicon addition applied for a subdivision of a lot line <br />rearrangement that involved the vacation of the original road platted within the subdivision allowing <br />direct access for the three properties at North Shore Drive. The property was granted lot width and <br />area variances in the rc.solution approving the 1995 subdivision. <br />Review Exhibit F, note the location of the a\ erage lakeshore setback and the wetland restricts <br />placement of structure on property. The lot is 100' wide at the existing and proposed building site. <br />The structure would be limited to a 40' width to meet the 30' side setbacks of the LR-1A Zoning <br />District. In the redesign of the residence, the applicants attempted to maintain the same setbacks as
