Structural Coverage <br />Property Total Lot Size - as proposed Total Structural Coverage Allowed <br />364 69,761 s.f.6,928.35 s.f. <br />372 46,189 s.f.10,464 s.f. <br />Sewer Units <br />Both properties have been assessed ana provided with sewer units. <br />364 Westlake Street - Has paid Sa C fee and connected to sanitary sewer in 1994. <br />372 Westlake Street - Has been assessed and provided one sewer unit. The lot has not been <br />connected to sanitaiy sewer or paid a SAC fee. <br />Access <br />Both lots would gain access by private driveways, as they do today. The back lot would require <br />creating a flag lot to gain access. The zoning code does not allow creation of flag lots. The <br />proposed rearrangement provides a 30’ corridor to join the buildable portion of the lot to Westlake <br />Street. The zoning code requires back lots to be accessed by creating a 30' outlot. <br />The subdivision ordinance requires that any driveway be at least 1 O' from the side or rear property <br />lines of adjacent lots. The driveway, as proposed, is not 10' from the side property line of the 372 <br />property. <br />Easements <br />Utility and Drainage easements shali be shown as 10' along the exterior lot lines and 5' on the <br />internal lot lines. <br />Screening <br />The front/back lot regulations require adequate screening be^veen the front and back lots and along <br />access routes to mitigate vehicular noise and lights.
