STAFF RECOMMENDATION <br />The Planning Commission should evaluate the revised plan in view of the revised location of the <br />driveway curb cut and the engineer's concerns regarding the culvert, retaining walls, the landing area <br />and curb cut location and future use of Bluff Street. The variance approvals were contingent on the <br />submittal and acceptance of a drainage and grading plan.
