The proposed building <br />of 10,880 square feet with 36 parking spaces constitutes a square foot to parking <br />space ratio of 3.3 spaces per 1,000 square feet of building The City ordinance <br />requires 5 spaces per 1,000 square feet of building. With the proof ofparking of 9 <br />additional spaces, the ratio becomes 4 spaces per 1,000 sq. ft. of building. <br />As mentioned earlier, the applicant states that the building, a.s proposed, is the <br />minimum space required for their needs. It is evident that this building, as proposed, <br />even with parking far below required numbers is loo large for tliis site The developer <br />needs to look at ways of reducing building area and increasing parking proportionately <br />to meet the requirements of the ordinance. <br />2.
