I offer the following comments based on site planning and environmental <br />perspectives. <br />Issues: <br />1. Variances <br />The developer is requesting 2 variances to accommodate the development of the project. <br />A. The developer is requesting a variance to increase the floor area ratio from the <br />required 15% to 26%. By ordinance, this site, which is .96 acres would allow a 6.242 <br />square foot building. The applicant is proposing a 10,880 square foot building which <br />the applicant states is their minimum space required for present and future needs. It is <br />up to the developer to demonstrate that meeting the requirement represents an undue <br />hardship and that there is no other reasonable recourse other than by variance and that <br />they are requesting the minimum variance necessary. Although the applicant states this <br />is the minimum space needed, this minimum represents an increase of over 174% of <br />the square footage required as a maximum by ordinance.
