The site is located at 1453 Park Drive on the south side of Forest Lake in the south half of Section <br />7. We have the following comments in regards to engineering matters. <br />1. Grading: The proposed grading plan appears to present some problems. The proposed slopes north of <br />the driveway at the south end of the lot scale to 2:1. We recommend the maximum slopes be 3:1 so they <br />can be maintained. The proposed swale east of the driveway is within 6-feet of the lot line and as close <br />as 7-feet to the neighbor’s garage. It may be necessary to obtain additional easements to construct the <br />driveway and swale. The g^ing plan appears to make the existing drainage situation worse by directing <br />water towards the existing home and proposed garage. We would recommend revising the grading plan <br />so that drainage is directed away from structures. The proposed retaining walls exceed 6-feet in height <br />in some locations. Retaining wall details and design should be subnutted for review. <br />2. Drainage: A detailed drainage area map of the contributing drainage area and drainage calculations <br />should be submitted for review. <br />3. Easements: Utility easements should be shown 5-feet wide along the interior lot line. Drainage easements <br />should be provided across all drainage ways. <br />4.
