Box 66 <br />Orono, MN 55323 <br />Phone: (612) 473-7357 Fax: (612) 473-0510 <br />MEMORANDUM <br />DATE: <br />TO: <br />FROM: <br />September 2, 1998 <br />Ted Wolf, Mike Hilbelink, Tom Carlson <br />Liz Van Zomeren, City Planner/Zoning Administrator <br />SUBJECT: tflAQi Lot Line Rearrangement for Wolf ’s Run <br />I have reviewed the aerial photos and the street files for the residences that are north of Mr. <br />Wolfs property and determined that Mr. Sanford's residence is approximately 180 feel from <br />the shared property line with Mr. Wolf ’s property. <br />The options available for this lot line rearrangement are: <br />1. Remove the barn. <br />The lot line rearrangement as proposed would meet Zoning Code requirements. <br />2. Declare the "existing bam" to be an accessory structure. <br />The bam as an accessory structure would meet the 10’ side yard requirement for the RR-IB <br />district. The new lot line between the froni/back lot would need to be 50' from the back wall <br />of the structure to comply with Section 11.31, Subd. 5, E.: <br />”Accessory structures shall not be allowed within the required rear yard of a front lot <br />which abuts the street yard of a back lot". <br />The required rear yard for the front lot, Mr. Wolfs property, is 50’. If the lot line is <br />proposed to be closer than 50' to the rear wall of the accessory stmcture (bam), then a <br />variance would be required. Generally, the City Council does not view lot line <br />rearrangements or subdivisions that require variances favorably.
