Section 10.03 <br />PROPOSED CODE LANGUAGE ADDITIONS <br />(REVISED 9-17-98 per PC Comments at 8-14-98 Work session) <br />(Revisions in italics) <br />Subd. 9. Accessor}' Buildings. <br />F■ Plumbing. The provision of outside sillcocks and indoor water supply shall be allowed in all <br />accessory buildmes. Because the provision of plumbing fixtures and wastewater plumbing in <br />accessory buildines has the potential to allow such buildings to be used as dwelling units, and <br />because it is the policy of the City to limit residential development density to the allowed densities <br />mthin the respective zoning districts, plumbine in accessory' buildings shall be regulated as follows: <br />L Proyision of any combination of fixtures requiring wastewater plumbing that does <br />not include a shower or bathtub shall be considered as an allowed accessory use in <br />any accessory building subject to provision of municipal sanitary' sewer or a <br />conforming sewage treatment svstem designed to handle the anticipated flows from <br />such fixtures, and subiect to the property owner executing a covenant providing that: <br />fii Accessory building will not be used for a home occupation unless <br />specifically approved by City or if allowed hv City code. <br />hi. Accessory building will not be used as a dwelling unless a guest house <br />CUP is obtained. <br />Accessory buildine will not be rented, leased or otherw ise provided <br />for use as a dwelling under anv circumstances. <br />Provision of any combinations of fixtures requiring wastewater plumbing that does <br />include a shower or bathtub shall be allowed only yia a "guest house" or "plumbing <br />in accessory building ” conditional use permit as regulated in the zoning code, and <br />subiect to proyision of municipal sanitary sewer or a conforming septic system <br />designed to handle the anticipated flows from such fixtures. <br />Section 10.20 <br />Subd. 3. Conditional Uses. <br />Qj_Plumbing in Accessory Building. The proyision of a bathtub or shower in an accessory <br />building. Approval shall be conditioned on provision of municipal sanitary sewer or a conforming <br />sewage treatment svstem designed to handle the anticipated flows from the building plumbing, and <br />subiect to the property owner executing a covenant providing that: <br />Accessory building will not be used for a home occupation unless <br />specifically approved bv Citv or if allowed bv City code. <br />hi Accessory building will not be used as a dwelling unless a guest house <br />CUP is obtained. <br />Accessory building will not be rented, leased or othenvise provided <br />for use as a dwelling under any circumstances.
