(.33 acres) <br />Application:The applicant is requesting a hardcover variance in the 75'-250' setback <br />to construct a 672 sq. ft. garage with a retaining wall and driveway with <br />a turnaround. <br />The applicant received variances in 1997 for side yard setback, hardcover <br />in the 0'-75* setback, and lakeshore setback to allow the cabin to be built <br />into a year round residence. A conditional use permit was also granted to <br />allow land alteration because part of the lot is located below the <br />floodplain elevation. <br />In granting the multiple variances and conditional use permit, the CiQ^ <br />Council stated in the resolution that the amount of hardcover in <br />the O'-75' setback would be subtracted from the 25% allowance in the <br />75'-250’ setback. <br />The amount of hardcover in the 0'-75' setback is 1,320.75 sq. ft. The <br />allowed amount in the 75'-250' setback is 1,978.25 sq. ft. The amount <br />of new hardcover allowed in the 75'-250' setback is 8.3% or 657.5 sq. <br />ft. This amount is less than the proposed garage and driveway. <br />PLANNING COM\nSSION RECOMMENDA'nON: <br />The Planning Commission recommended on a 6-0 vote to deny the requested variance. <br />COUNCIL ACTION REQUESTED: <br />To direct staff regarding preparation of a resolution. <br />1
