The variances for lot size are due to the inability to construct an addition to the home. Tlic <br />second variance from rear lot setback requirements may be a convenience to the applicant <br />resulting from an accessory structure converting to a guest house. <br />Issues <br />1. <br />2. <br />3. <br />4. <br />A building permit has been issued for the structure and construction has begun. This is <br />permitted because it is an accessory structure and meets all lot requirements and setbacks. <br />This is a two part application. A conditional use permit is required for a guest house, and <br />a variance is required on lot size to preserve density within the zoning district. <br />The game house does meet minimum setback requirements as an accessory structure. <br />Although, in some cases a guest house has been positioned considering the possiblility for <br />a two-lot subdivision. This would require the guest house to be positioned 60 feet from the <br />principal structure, therefore meeting the 30 foot setback requirement should the lots be split <br />in the future.
