No <br />part of any lot v.’ithin tha Flood Plain and '7etlands <br />Conservation Area shall be platted for residential <br />occupancy or for other uses v/hich v/ill increase the <br />danger to health, life, property or the public v/el- <br />fare. VJhenever a portion of the Flood Plain and Net- <br />lands Conservation Area is located v/ithin or adjoins <br />a land area that is being subdivided, the subdivider <br />shall dedicate an adequate easement over the land • <br />V7ithin the protected area and along each side of <br />such area for the purpose of improving or protecting- <br />the area for drainage or other purposes expressed in <br />this ordinance and other recreational uses. Public or <br />private streets, drivev;ays, drainage openings ^and <br />culverts shall not be constructed unless the cesign <br />thereof has been approved by the Village, and such <br />structures shall be designed so as not to restrict ^ <br />the flov7 of water. <br />"31.841. Limited Credit Allowed. V?hen land .to <br />be developed is connected to a public sanitary s.e’^®^ <br />line and includes land v.'ithin the Flood Plain and <br />Wetlands Conservation Area, the ovmer or developer <br />thereof will be credited vzith an amount of hio land <br />within the Flood Plain and Wetlands Conservation Area <br />eoual to but not exceeding the amount of his adjacent <br />I'and V7hich otherv;ise qualifies for development under <br />these ordinances for purposes of complying v;ith the <br />land use density, open space, building unit to land <br />area ratios or other similar requirements of the land <br />development and zoning ordinances of the Village <br />except for requirements for recreational uses.
