The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessar>’ to alleviate demonstrable hardship or difficulty. <br />The variances are needed to allow the applicant to reestablish a residence on this <br />property that was destroyed by fire. Because of the lot size, topography, wetland, and <br />access, the proposed design is an improvement over the location of the destroyed residence. <br />Issues <br />1.The existing residence has been destroyed by fire. The subject property docs not meet lot <br />area or lot width requirements. The existing residence did not meet setback requirements <br />from the front or side setbacks. The proposed residence would increase these setbacks. <br />2.There is a type 3 wetland that encroaches into the northeast comer of the property. The <br />proposed residence is required to be at least 26' from the edge of the wetland. <br />3.The topography map indicates that the lot changes about 12 feet in grade from east to west. <br />The east side is considerably low’cr than the west side which influences the placement of a <br />new residence. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the lot area, lot width, front and side setbacks as proposed.
