The existing residence which <br />has been more than 75% destroyed is non-conforming as to front and side yards. The proposed <br />structure would improve the front and side yard setback. The proposed stiucture w ould locate closer <br />to the street side yard (Hanlon Avenue) and the rear lot line than the existing structure. Hanlon <br />Avenue is platted at 60' but is not improved.
