The existing amount of <br />hardcover exceeds the allowed amount of hardcover by 251.88 sq. ft. or 1.75%. The applicant is <br />proposing less hardcover due to the garage moving forward and loeating over existing driveway. <br />Much of the existing hardcover is due to structure and driveway, walkways, and retaining walls. <br />STATEMENT OF HARDSHIP <br />Criteria for Determining Undue Hardship <br />1. The property in question cannot be put to a reasonable use if used under conditions <br />allowed by the official controls. <br />The property can be used as a residence, however, it does not have a garage and it is <br />reasonable to want to replace the garage. <br />2. The plight of the landowner is due to circumstances unique to his property not created <br />by the landowner. <br />The situation is created by zoning requirements for setbacks and the fire which destroyed <br />the garage. <br />3. The variance, if granted, will not alter the essential character of the locality. <br />The variance will replace a garage that previously existed on the site. The proposal <br />is to locate the garage forward of the previous location and attach it to the house.
