Issues <br />1. <br />2. <br />The subject lot does not meet lot width, lot area, hardcover, or structural coverage <br />requirements. Average lakeshore setback is not an issue with this property. <br />The topography of the zoning lot is higher at the street yard and slopes down to the house <br />and lakeshore. <br />3. <br />4. <br />5. <br />The existing residence is 3.4' from the west property line. The applicant should discuss <br />obtaining a maintenance easement from the adjacent property owner to be able to maintain <br />the west side of the residence and the chimney. If the adjacent property owner decided to <br />construct a fence on the property line, the subject property owner would have difficulty <br />making improvements to the residence. <br />There is a considerable amount of rock over plastic on the property. <br />llie existing deck should not be enclosed or remodeled because it w'ould require additional <br />variances. <br />STAFF RECOMMENDATION <br />Adding a second level is the only available option for the occupants to add additional living space. <br />This option requires a side yard variance. It is not practical for the applicant to relocate the residence <br />to fit inside the allowed building pad. Removing the house and keeping the garage would be <br />restricted to a footprint approximately 384.55 sq. ft. larger than the existing residence. This amount <br />does not include the deck or porch.
