STAFF RECOMMENDATION <br />Staff recommends approval of variances for the construction of an additional garage in front of the <br />principal structure on a through lot and replacement of decks on the rear of the residence subject to <br />a condition. <br />Staff recommends approval of a variance allowing the an accessory structure to be located <br />159’ from the front lot line where the principal structure is located 216* from the front lot <br />line. The existing accessory structure is located 183 ’ from the front lot line where no <br />accessor’ structure is allowed to be located in front of the principal structure. <br />Staff recommends approval of a conditional use permit to allow an accessory structure on <br />a through lot. <br />Staff recommends approval of a bluff setback variance of 19 ’ to allow the nearest portion of <br />the proposed deck to be located 11' from the top of the bluff where 30' is required. While <br />it is not possible to construct decks on the rear of the residence without the granting of <br />variances, a similar deck could be constructed on the south side of the residence that would <br />not require variances. <br />Staff recommends approval of a rear yard adjacent to a street setback variance of 7' to allow <br />the nearest portion of the deck to the street to be located 2 8 ’-to the edge of the street where <br />35’ is required. The platted street does not exist and will not be constructed in the future. <br />Staff recommends as a condition of the approval of the variances, the 8.8 ’ by 10’ shed <br />encroaching onto the neighboring property to the north either be moved to a location on the <br />property conforming to zoning requirements or removed from the property altogether.
