Neither property meets the lot area requirement of 1 acre. The lot at 1040 currently meets the <br />140' lot width requirement, but the lot at 1056 does not. Under this proposal, neither lot would <br />meet this requirement, although the lot at 1056 would come closer to compliance. All setbacks <br />are met as existing and proposed for the lot at 1040, while the lot at 1056 currently does not meet <br />the side or rear setback requirements. With the lot line rearrangement, the side setback would be <br />met.
