The variance, if granted, will not alter the essential character of the locality. <br />4. <br />5. <br />6. <br />7. <br />C. <br />The essential character of the neighborhood is single family residential. The <br />proposed house, while being slightly larger than neighboring homes, will not be <br />out of character with the neighborhood. <br />Economic considerations alone shall not constitute an undue hardship if reasonable use <br />for the property exists under the terms of this chapter. <br />Economic consideration is the primary factor noted by the applicant in the <br />hardship statement. Other factors which may constitute hardship include the <br />narrowness of the lot (although it is as wide or wider than many other <br />neighboring lots) and steep topography to the rear. <br />Undue hardship also includes, but is not limited to, inadequate access to direct sunlight <br />for solar energy systems. <br />1 his is not known to be an issue with any impacted neighboring residence. <br />The sp>ecial conditions applying to the structure or land in question are peculiar to such <br />property or immediately adjoining property. <br />There are no known special conditions that apply to this property that are <br />peculiar to it, except perhaps the topography to the rear of the proposed house. <br />The conditions do not apply generally to other land or structures in the district in which <br />said land is located. <br />The conditions allowed by the official controls apply to all other land or <br />structures in the LR-IB district. <br />The granting of the application is necessary for the preservation and enjoyment of a <br />substantial property right of the applicant. <br />Since a residence meeting zoning codes could be constructed on this property, <br />and since the existing house could remain as is, the variance is not nerfsnrr) t.-‘ <br />preserve applicant's rights.
