The ordinances <br />regarding bluff and shoreland management were adopted in February 1992. <br />STAFF RECOMMENDATION <br />The existing residence is located over the top of the bluff as defined by the 1992 shoreland <br />management ordinance. Variances are required for any additions to the existing structure. <br />Planning Commission should discuss whether residences on existing parcels that would not be <br />built upon today should be intensified.
