Adjacent Property Owner Acknowledgment Forms were received at the Planning <br />Commission meeting, no other public comments were received. <br /> <br />6. Additional Information. The applicant has provided an updated narrative included in Exhibit A. The <br />applicant has also updated the survey and hardcover to account for landings for the exterior <br />doorways. The amended plans with the new stoop create new hardcover within the 75’ lakeyard and <br />amends the submitted calculations from 26.72% to 27.27%. The proposed hardcover is still a slight <br />reduction in hardcover from the existing conditions at 27.33%. <br /> <br />7. Staff Recommendation. Staff acknowledges the lot has practical difficulties in both size and <br />configuration. Staff is also supportive of overall hardcover reduction. However, the proposed addition <br />greatly increases the building footprint within the 75-foot lakeshore setback and creates a new vertical <br />encroachment with the addition and new 75’ lakeyard encroachment with the new stoop.
