This will be quite visible from County Road 6. Does Council agree that the <br />prairie area views from County Road 6 toward Lot 3, Block 2 need to be protected by <br />establishment of a vegetated screening buffer along the south and east boundaries of that lot? <br />4. The relocation of the cul-de-sac from uphill in the Big Woods to a southerly location at the <br />base of the slope in the open field, has pros and cons in relation to functionality as well as <br />tree preservation. The applicant should be asked to comment on the positive and negative <br />aspects of either option. <br />5. Does council have any concerns about having 3 lots being served by a shared driveway <br />extending from a cul-de-sac when none of the 3 abuts the cul-de-sac? <br />6. Planning Commission did not support Plan A but did support Plan B. If for some reason the <br />applicant proposes to revert to Plan A, staff would recommend that this be referred back to <br />the Planning Commission for further review. <br />7. Are there any other issues that need to be addressed? <br /> <br />Staff Recommendation <br />If Council determines that proposed Plan B is acceptable and can reach a conclusion regarding <br />the cul-de-sac location, staff will prepare a resolution for preliminary plat approval incorporating <br />general and specific conditions of approval for Council consideration at the July 27 meeting, <br /> <br />COUNCIL ACTION REQUESTED <br />Review the attached materials, hear the presentation by the applicant, and consider whether all <br />issues of concern have been addressed. Provide staff with direction for moving forward, which <br />may include requesting additional information, or directing staff to prepare a Preliminary Plat <br />Approval resolution for consideration.
