<br />Planning Commission Review Notes Noting that the lots meet minimum requirements for size <br />and frontage and provide necessary building sites and septic system locations, the Planning <br />Commission reviewed primarily three issues: the garage setback; the trail; and the preservation <br />of trees as contemplated by the conservation design analysis. Their comments were incorporated <br />in the revised plan, dated June 23, 2015. <br /> <br />COUNCIL ACTION REQUESTED <br />Staff and the Planning Commission recommend approval of the Preliminary Plat subject to the <br />provision of a trail easement to permit the future construction of a trail along Old Crystal Bay <br />Road. The Park Commission recommends acquiring a trail easement along the east side of Old <br />Crystal Bay Road.
