Both lots meet minimum size and frontage <br />requirements. <br /> <br />Lot 2 as proposed contains the existing single family structure and accessory buildings, including <br />a 1008 square foot garage north of the house. The size of this garage requires a 30 foot setback <br />from the property to the north. The revised plan provides that setback, following direction of the <br />Planning Commission. <br /> <br />The existing septic system that serves the house will be modified to serve the newly created lot 1. <br />Both sites provide the necessary two septic systems, and these systems meet requirements. <br /> <br />Access to the lots will be via Old Crystal Bay Road. The existing horseshoe drive is being <br />retained to serve lot 2, and a new access about 75 north of the lot line will serve lot 1. <br />There are three wetlands within the plat; all are providing a 20 foot buffer. <br /> <br />The Comprehensive Plan shows the need for a trail along Old Crystal Bay Road. The Planning <br />Commission and the Park Commission recommend that trail be provided as an easement, as <br />there is no direct connection on either adjacent property. <br /> <br />The Planning Commission report provides the full analysis of the project.
