VOTE: Ayes 5, Nays 0. <br />7. #15-3763 CHRISTOPHER W. BOLLIS, 200-350 STUBBS BAY ROAD NORTH — <br />PRELIMINARY PLAT <br />Senior Planner Gaffron stated this is a proposed subdivision involving two tax parcels to create a new <br />private road and seven new 2 -acre building lots. All lots will be served by individual onsite sewage <br />treatment systems and private wells. The two parcels involved are the properties located at 200 Stubbs <br />Bay Road North and 350 Stubbs Bay Road North. <br />The Planning Commission reviewed this application and held a public hearing at its July 20 meeting. The <br />Planning Commission voted 5-0 to recommend approval of the application subject to conditions regarding <br />the road design and that the two developments enter into a road agreement. The applicants are proposing <br />to extend Kintyre Lane, which is a private road, northward to serve this development. <br />The site includes a number of features that are notable. There is a wetland on the north and east of the <br />property. The wetlands were initially proposed to have a 50 -foot buffer but the Watershed District rules <br />show they require a 75 -foot buffer. <br />Page 8 of 32 <br />
