Also this was his second time. <br />Roveqno - His concerns were with the lake. He is not in <br />favor of man-made drainage ways if they can use natural <br />drainage. He felt that the flume wasn't the property <br />drainage way. He suggested that the applicant get the <br />necessary permits for the gazebo too. <br />Applicant was present. Mabusth noted that no setback variance*^TEVEN CODDON <br />would be permitted. Applicant stated that he understood <br />and that there was no problem. Some neighbors were present <br />from the audience: Mr. Meagher of 3980 Dahl Road; and Mr. <br />and Mrs. Roger Hegg of 1034 Loma Linda. The Hegg's were <br />concerned with the substandard lot. They also questioned <br />the survey, which they thought was incorrect. They stated <br />that there was a 4^' space between west end of their <br />property, 1' on the north and 2' on the east. They stated <br />that their surveyor's survey was different from their's. <br />They stated that in that 4^' space there were elm trees <br />and they wanted to know who's side they were on. Planning <br />Commission suggested that the neighbors have each others <br />surveyors get together and decide which side the elm trees <br />are on. <br />4015 Dahl Road <br />Variance <br />#658 <br />Rovegno moved to approve the area and lot width variance <br />application for Steven Coddon subject to the following <br />findings and conditions: <br />1 - The owner conveying to the City a quit claim deed <br />for road right of way purposes over, under and <br />across the north 18' of the property prior to <br />building permit issuance. <br />2 - All buildings to be located within the building <br />envelope shown on the attached sketch. <br />3 - Maximum hardcover on the lot to be 4227 sf or <br />less including buildings, driveways, patios, <br />decks, etc. <br />4 - No current or future variances granted for any <br />other performance standards requirements. <br />5 - Payment of standard building permit fees including <br />SAC and park dedication fee at the time the permit <br />is issued. <br />6 - Payment of $1,081.45 sewer hookup charge with <br />building permit. <br />7 - Conservation and*flowage easements - to be reviewed <br />by staff. <br />Goetten seconded.
