Final plat is same as preliminaiy. <br />H^e moved, Pesek seconded, to approve subject to receipt <br />of the Park Dedication Fee and Engineer's approval. <br />Motion - Ayes (6), Nays (0). <br />ROBERT NIICHEL <br />3175 SIXTH AVENUE NORIH <br />SUBDIVISION (FINAL) <br />(#145) <br />The Zoning Administrator reminded the Conmission that the <br />Cloutier subdivision was granted preliminary approval on <br />the basis of ti^ro residential lots meeting code requirements. <br />A representative from the Park Reserve informed the Zoning <br />Administrator that they were definitely considering pur­ <br />chasing the larger parcel of this subdivision as an addition <br />to the Park Reserve property. The representative was <br />informed by Mr. Muhich that the City would not make any <br />decisions cn any additions to the Park Resen^e until they <br />submitted a report on their long range plans. <br />Pesek moved, Hdce seconded, to table this matter until a <br />report is received cn their long range plans. Motion - <br />Ayes (6), Nays (0). <br />MICHAEL CLOUTIER <br />3120 SIXTH AVHJUE NORTH <br />SUBDIVISION - GONSIDERATIC^I <br />OF PARK RESERVE CONCEPT <br />(#175) <br />Hannah moved, Pesek seconded, to schedule a Public Hearing <br />concerning the rezoning of the designated prooerties in <br />Navarre for January 20, 1977, at 7:30 p.m. Motion - Ayes (6) Mays (0). <br />NAVARRE AREA REZQNING <br />Pesek moved, Hannah seconded, to schedule a Public Hearing <br />for January 3, 1977, at 7:30 p.m. <br />Hannah moved, Hosfield seconded, to schedule a Public <br />Hearing for January 3, 1977, at 7:45 p.m. <br />The applicant was not present. The Planning Commission <br />discussed the problem with renewing of the non-conforming <br />use due to the extent of damage resulting from the fire <br />of Novenber 15, 1976. The Zoning Administrator stated <br />tiiat tJie value of the building before tlie fire was $2,600. <br />Commission requested a report from staff stating if 75% of <br />tile building was destroyed to determine if t!ie property <br />loses its legal non-confoiming use. Commission also <br />discussed the alternatives for appr'v^ing present use <br />such as rezoning, amending zoning code or creating <br />categories of B-2 zones.
