■ 1 <br />Dick Benson, City Administrator <br />Hank Munich, Building ^ Z(Hiing Administrator <br />June 17. 1976 <br />SUBJECT: David Nitz - 2905 Fox Street - Subdivision <br />Ihe developer has submitted a proposal to subdivide the Velie property <br />located south of Fox Street and west of Crystal Bay Road. <br />A very similar proposal was made by Dicon in 1974 which was conceptually <br />approved on Septeiri>er 10, 1974. The original proposal included an outlot <br />for lakeshore privileges. This outlot has been eliminated on this pro­ <br />posal, however. <br />This new proposal consists of 19 new lots, plus the exception which now <br />contains a dwelling. All the new parcels exceed the 2 acre (.87,120 sq. ft.) <br />mininum, dry build^le area if the notations by the engineers are correct. <br />Several of the lots are less than the required 200 ft. lot width. <br />The proposal includes a 50' access easement for a private road. The <br />developer has been informed of the requirement of a park dedication fee. <br />I am enclosing copies of some of the Council and PI inning Cemnission <br />minutes regarding the original subdivision proposal in 1974. <br />A public hearing should be scheduled. <br />PLANNING OOWISSION - June 21, 1976 <br />Scheduled public hearing for August 2, 1976. <br />ST/\FF - July 27, 1976 <br />I believe we should require more detail on proposed grades and trv to <br />eliminate any extensive runoff onto neighboring property after develop­ <br />ment (hardcover) is comjUeted. <br />K7
