a hard, all-weather, durable, dust-free surfacing material and shall be properly <br />drained and landscaped and shall be maintained in a well-kept condition. No <br />parking area shall occupy any required Propct yard area, nor shall it be located <br />closer than five feet to a side or reor lot line, nor closer than ten feet to any <br />principle building. Each parking space shall have a minimum width of 9 feet <br />and a minimum depth of 20 feet exclusive of aisles and manuevering ;poce. All <br />parking areas containing more than six spaces which adjoin either a public <br />street or residentially zoned property shall have a solid wall or fence of not <br />less than three feet nor more then four and one-half feet in height dong such <br />adjoining line. Such fences or wallr shol! be designed that they are archi <br />tecturally harmonious with the principo! structures on the lot, A screen planting <br />approved by the Council may be substituted for the required wall or fence. <br />Guest parking stalls shall be easily accessible to or from the main entry of the <br />multiple residence dwelling. No street parking shall be permitted. <br />(m) Internal streets: All minor internal streets shall be owned and maintained <br />by the owner of the Project, by a Homeowner's Association or by any other <br />agency or method deemed appropriate by the City Council. Permanent ease <br />ments 50 feet in width shall be provided as required by the Ci.y Council for <br />all private streets. Collector streets which may be required to maintain <br />neighborhood continuity of circulation between MPR Projects or with other <br />adjoinin'^ development shall be provided with a public right-of-way. <br />(n) Outside Storage: No boats, recreational vehicles over 20 feet in length, <br />maintenance vehicles or other similar bulky objects shall be permitted on the <br />site unless completely enclosed in a building or in an area completely en <br />closed by a fence of such opacity and height to obscure the stored contents <br />from any living or pedestnan areas on or around the Project site. Required <br />garages or parking areas shall not be used for the storage of such objects or <br />vehicles. <br />(o) Landscaping: All open areas of the project or individual platted lots with <br />in the project shall be graded to provide proper drainage, and except for areas <br />used for parking, drives or storage, shall be landscaped with ticcs, shrubs or <br />planted ground cover. The natural landscape shall be utilized where possible <br />and reinforced with additional landscaping that is compatible with and comple <br />mentary to the various use areas and functions of the site, the structural addi <br />tions to the site, development on neighboring properties and the adjacent pub <br />lic streets and highways. Landscape materials shall be of adequate size to <br />contribute to the environmental quality at initial planting as well as at matur <br />ity. Generally new plant material shall be of the following sizes: deciduous <br />overstory trees - 3 inch caliper; deciduous ornamental trees - 2 inch caliper; <br />evergreen trees - 6 fool height; evergreen shrubs - 24 inch spread or height, <br />dependent on form; deciduous shrubs - 3 feet height. Lawn areas other than <br />natural landscape areas shall be sodded. <br />-8-
