The Plaiuiing Conunission reviewed this application at a public hearin� <br /> held on September 1 S, 2006 and recommended approval of the lot area <br /> variance but denial of the side setback variance based on the following <br /> findings: <br /> a. The lot was le�ally created prior to adoption of the cuirent RS, <br /> Seasonal Recreational District standards. <br /> b. A strticture can be built on the lot meetinQ the required 50' lot line <br /> setbacics (to the north aud west) as well as wetland, septic and lal:e <br /> setback requirements. <br /> c. The property has suitable priiliary and alternate 3-bedroom septic sites <br /> available. <br /> d. The property contains an adequate buildable envelope in which to <br /> construct a conTorniinb struct�tre., and there is no reasonable <br /> justification or sufficient hardship to support the grantiug of a side <br /> S�t�J���:V"?Tiw:�ce for th? enc?�sP� Y4?'C}l. <br /> 4. The City Council has considered this application including the findings <br /> and reconunendation of the Plaruzing Commission, reports by City staff, <br /> comments by the applicants and the public, and the effect of the proposed <br /> t__ 7___la}.
