0 CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> y. No.7365 <br /> gosvio' <br /> 2) Driveway Access. Driveway access to Lots 1 and 2 shall be a shared driveway within Lot 1. <br /> All other curb cuts or access points onto the adjacent County Road shall be removed. The <br /> Developer shall establish the appropriate shared driveway easements and maintenance <br /> covenants over the shared driveway area identified on Exhibit A. <br /> 3) Trail Easement. An easement for public trail purposes concurrent with required 10-foot <br /> perimeter drainage and utility easement shall be granted by the Developer over the <br /> northwesterly 10 feet of the plat parallel with North Shore Drive. <br /> 4) Municipal Sewer and Private Well. The Property is located within the Metropolitan Urban <br /> Service Area (MUSA). City sewer service is available to the properties. Both Lots 1 and 2 <br /> shall make individual connections to the existing sewer main in North Shore Drive. The <br /> properties will be served by individual private water supply wells. <br /> 5) City Utility Connection Charges. The Property was fully assessed for sanitary sewer as a <br /> single parcel for one unit. . A second sewer connection charge will be due for Lot 2 prior to <br /> Final Plat approval in the amount of$5800.00 (2023 Fee Schedule). <br /> 6) Metropolitan Council Sewer Availability Charge(SAC). Met Council SAC charges for the <br /> newly created lot will be due at the time of building permit for Lot 2. <br /> 7) Stormwater and Drainage Improvements. Final plat approval is subject to Minnehaha <br /> Creek Watershed District(MCWD)approval and permits as required.Final plat approval shall <br /> not be granted until the Developer has provided evidence that all required MCWD permits <br /> have been obtained. Upon building permit issuance, the property owner will be required to <br /> comply with individual lot stormwater and erosion control management practices. <br /> 8) Drainage and Utility Easements. On the final plat,Drainage and Utility Easements shall be <br /> dedicated to the public 10'along all exterior property lines,and 5'either side of interior property <br /> lines, except such easements shall be increased to accommodate drainage where required, <br /> subject to City staff approval. If applicable, Drainage Easements shall be granted over any <br /> stormwater facilities required by the Minnehaha Creek Watershed District; the Drainage <br /> Easements shall be shown on the Plat. <br /> 9) Removals. A demolition permit must be issued and final for the encroaching improvement on <br /> the existing parcel prior to submittal of final plat application. This includes a portion of the <br /> garage,patio,utility and landscaping improvements, identified within Exhibit A <br /> 10) Development Fees. <br />
