2 <br />The northern stretch of shoreline on Crystal Bay is one of the most prominent on Lake Minnetonka. We’ve carefully <br />designed this proposed subdivision plan with the future in mind and to enrich the appeal of the properties in this area. <br />Please let me know if there is anything further needed at this point. Otherwise, I look forward to getting next steps from <br />you in preparation for the planning commission review on April 17th. <br />Best, <br />Blake Swanson <br />VP – Swanson Homes <br />612.710.8353 <br />Blake@swansonhomes.com <br />1.Preliminary Plat Survey: <br />a.Existing 1‐foot elevation contours must be shown on the survey. Added to survey <br />b.The existing patio abuts the newly proposed property boundary. A 10’ setback is required from the proposed <br />property line. The patio must be removed to meet this setback requirement or a variance request must be <br />made. Please note, Staff will not support a side yard setback variance for the patio. Patio to be removed is now <br />shown on survey. <br />c.There is fencing along the existing perimeter property boundaries. Show any existing fencing including the fence <br />height, including any proposed changes to the fencing. <br />2.MCWD Communication: Include any communication with the MCWD and copies of any MCWD permits for the project, or <br />notice from the MCWD that no permits are required. I forwarded you an email from MCWD on Tuesday, March 28th, with <br />confirmation that this will not be needed. <br />3.Conservation Design. Submittal of a conservation design analysis and plan is a requirement for all subdivisions created in <br />the urban area. This parcel requires submittal of a conservation design plan. Please review the above link to address the <br />conservation design criteria requirements. You may request to waive this requirement. You can request a waiver of this <br />requirement by submitting a written request for this variance/waiver (email is sufficient). Staff may support the waiver <br />because the parcel has been developed in the past and does not appear to have high quality woodlands or other natural <br />features fitting the criteria for preservation. There are regulations in place which currently preserve the existing trees <br />within the 75‐foot setback, floodplain, and wetland areas. We would request to have this requiremend waived, as we feel it <br />is not applicable to this application. We are not doing any grading or earthwork, nor are there any impactful natural <br />features within the confines of this property that are not otherwise currently in established protection zones (namely the <br />75 ft. lakeshore setback). Also we will not be removing any trees as part of this request. <br />4.Narrative: Briefly describe the project and your intent for the parcel. Please address your plans for the existing water <br />supply well which is located on proposed Lot 2 serving the existing home and detail the demo of portions of the existing <br />house. Also note you plan to remove any existing trees. See above.
