Much of the existing home is <br />located within the 75-foot lakeshore setback <br />(noted in blue in Figure 1) and in front of the <br />average lakeshore setback line (noted in red in <br />Figure 1). The compliant building envelope is <br />not reasonably sized for the construction of a <br />new home. The parcel is substandard in size at <br />0.66 acres, where one acre is required. A lot <br />area variance is required for the reconstruction <br />of the home. The applicant is proposing to tear <br />down the existing home to the foundation and <br />use the existing foundation to construct a new <br />home. The proposed home larger and taller <br />than the existing home, which is clearly <br />depicted is in the volume comparisons found in <br />Exhibit G. The height difference is due to a <br />steeper roof pitch and the addition of a second <br />story above portions of the home that were <br />once a single story. Also, the applicant is <br />proposing to construct an attached three-car <br />garage while demolishing the existing two-car <br />detached garage in a similar location. The <br />attached garage addition will be located within <br />the 75-foot setback. There will also be an <br />addition of a front porch which requires a rear <br />yard setback variance. In order to construct the <br />new home, the applicant is requesting variances <br />from lot area, average lakeshore setback, 75-foot lakeshore setback, hardcover within the 75-foot <br />lakeshore setback, and rear yard setback. The project is proposing to decrease the overall hardcover and <br />bring the property into conformance. <br />Application Summary: The applicant is requesting variances for lot area, average lakeshore setback, 75-foot <br />lakeshore setback, hardcover within the 75-foot lakeshore setback, and rear yard setback. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />Figure 1
