•t4 LOT SUBDIVTSTON <br />In this concept we have provided two alternatives. Both alternatives are identical, e.xcept in one the <br />lots along the east and north bovmdary extend to the adjoining road right of way, with the rear of <br />each lot covered by a conservation easement. In the other alternative, the lots sdong the east and <br />north boundary are the same depth as the balance of the lots and the area between their rear lot line <br />and the road right of way becomes part of an outlot. We are comfortable with either approach. It is <br />my understanding that there is some concern that the buffer area be protected so that it cannot be <br />platted at a later date. We are providing both alternatives so the dty can choose which approach <br />provides them wicn the best protection. <br />Under either of the 44 lot proposals, there would be the same amenities we described in our original <br />application, including berming, trailways and landscaping. The benefit under this concept is that <br />we have further reduced the number of lota. We also have a greater buffer along Willow Drive. By <br />reducing the number of lots in this pj^oposal and by increasing the buffer along W’iliow Drive, we <br />believe we have address two of the primary concerns raised by the Planning Commission, <br />In order to avoid repetition, I have not restated all of the reasons from my letter of August 18. 1999 <br />as to why we believe a rezoning for this site is appropriate. Nevertheless I believe that these same <br />reeisons continue to apply. <br />W'e also reserve the right to make minor modifications to these altemaMves before your meeting of <br />October 25, 1999. I can assure that any changes we might make would be insignificant and would <br />only entail minor readjustments to lot lines. <br />For your information, I have asked our engineer to deliver a set of these plans to Mr. Steve <br />Johnston. It is my understanding that Mr. Johnston will make his neighbors aware of our <br />modifications.
