That proposal provided for 49 lots on the site. We also <br />held an informal neighborhood meeting on September 8, 1999. <br />WTiile the Planning Commission clearly rejected tho proposal, at least three of the Commissioners <br />expressed support for a plan with less density. Adso while the neighbors were clearly opposed to our <br />plan, privately several of the neighbors indicated that their primary concerns were the density and <br />the absence of more buffering along Willow Drive. <br />In res^ '>nse to the information obtained through these meetings we have modified our plans to <br />address 'ese concerns. As a result Marty Campion will deliver to you under separate cover three <br />sets of pU >^. I would like to briefly describe them to you. <br />32 LOT PROl: ^SAL <br />In response to the neighbor ’s concerns, we have designed this proposal, which provides an average <br />lot size of about 1.6 acres buUdable land per lot. We are proposing that we would install public <br />sewer, with each lot having private well and rural streets. This proposal is a direct result of the <br />suggestion that Steve Johnston (the designated neighborhood spokesperson) made at the public <br />hearing. <br />I sincerely believe that this is a v.in/win approach to a unique situ'fion. Because the soils will not <br />support septic systems, public sewer is necessary. However, with the presence of public sewer, there <br />is no longer the need for pilmarj* and secondar>' septic sites on each lot, which permits lots to be <br />reduced slightly in size without creating a health risk. Also because the lots have public sewer, the <br />risk of contaunination of wells is eliminated. However, because of the large size of the lots, private <br />well and rural streets standards are permitted, just as they would be in a 2 acres subdivision. <br />b-0: <br />1521 Lan.'
