The City Council has the following alternatives to consider: <br />A.Approval of the rezoning, Comprehensive Plan Amendment, conditional use permit for a <br />PRD and Preliminary Plat, or approval of any one of the above requests. Approval of <br />requests would require the subdivider to complete more detailed grading and drainage plans <br />prior to any further requests. <br />B. Deny the rezoning request. Denying the rezoning would include denial c ' the <br />Comprehensive Plan Amendment, conditional use permit for a PRD and the Preliminary Plat. <br />C.Tabling the application and providing direction to the applicant to the number of lots, lot <br />dimensions and lot layout within the development. <br />The applicants shall be advised the following information is requested to complete the review prior <br />to a final plat application. <br />1.Detailed Grading, Drainage and Erosion Conuol plans shall be submitted for review as <br />requested by the City Engineer (Exhibit H). <br />2. <br />3. <br />Final plans for sewer and water extension shall be approved by Staff prior to review. <br />The Metropolitan Council shall approve a Comprehensive Plan Amendment from two acre <br />Rural Residential to one acre Urban Residential. <br />4.A drainage area map, storm sewer and ponding calculations should be submitted for review' <br />and approval by Staff All ponds shall meet NURP standards. <br />5. <br />6. <br />A permit from the Minnehaha Creek Watershed District is required for site land alteration. <br />All easement documents for trails, utilities, drainage and conserv ation land shall be approved <br />by the City Attorney. <br />7. Final plans for the construction of the roads shall be submitted for review.
