MINUTF.S OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON OCTOBER 20,1997 <br />O' <br />(#12 - #2304 Deborah ShoU - Continued) <br />Schroeder moved, McMillan seconded, to approve Application #2304. Vote: Ayes 6; <br />Nays 0. <br />^ (#13) #2305 ROGER AND ELIZABETH OLSEN, 815 PARTENWOOD ROAD - <br />VARIANCES - PUBLIC HEARING 10:45-11:05 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />The Applicant was present. <br />Bressler reported that the application is for remodeling and expansion of an existing <br />residence to include an attached 4-stall garage and loop driveway requiring a lakeshore <br />setback, and hardcover variances in the 0-75’ and 75-250' lakeshore setbacks. A re\^ed <br />survey was presented. Bressler indicated that due to the lot configmation, the building <br />pad on the lot is restricted. Staff recommends approval of the application subject to ^ <br />conditions noted which include elimination of the loop portion of the driveway, plastic <br />under landscaping, and with the notation that no further hardcover would be aUowed m <br />the future. Bressler reported that the applicant has agreed to remove the plastic xmder e <br />landscaping. <br />Olsen said the plans have changed due to the homeowners’ association covenants <br />requiring a 20’ side setback. The plan currenUy calls for a 10’ side setback. He would <br />like to move the design down 10’ to satisfy this requirement. <br />Hawn said in order for this to occur, a new plan would have to be submitted. Bress»er <br />noted that hardcover calculations would change. <br />Berg questioned what tj.l .ing foundation and walls would be used. The existing <br />foundation and walls to be used were noted. The house is a walk-out style. Lmdquist <br />said he would agree in principle to this change but would require reviewing the plan. <br />Olsen said there was a t'me limit problem for beginning construction this year <br />Hawn asked about the elimination of the loop and location of the well. Olsen said he has <br />reduced hardcover 1185 s.f. in the 0-75’ setback with the elimination of driveway and <br />retaining walls. <br />The applicant ’s designer asked if approval could be based on percentages and changes <br />meeting the percentages required.
