All proposed grading and hardcover will be located in the 75-250 <br />lakeshore setback. In addition the applicants will remove 52 s.f. of hardcover within 75' of the <br />lakeshore. Hardcover will be reduced by 686 s.f in the 75-250’ setback. The scope of the project <br />involves moving the driveway for more privacy, and using retaining walls to "allow better use of the <br />land." This property is located at the end of Wildhurst Trail, on Forest Lake. <br />The driveway realignment will allow the driveway to be more centrally located in that portion of the <br />property and then allow for the planting of trees to help screen it from the neighboring property. <br />This application requires the following variance: <br />► Section 10.56 Shoreland Management, Subd. 16. Shoreland Overlay District Standards, (L) <br />Hardcover Limitations (2) Between 75 feet and 250 feet of the OHWL there shall be no <br />greater than 25% hardcover. Hardcover will be reduced from 10,299 s.f. (27.6%) to 9,613 <br />s.f. (25.7%).
