All that remains on the lot is a detached <br />garage and driveway. The applicant has applied to the City for variances to allow the lot to be <br />redeveloped as a residential site and to permit the detached garage on the property to remain. The <br />Code would not allow an accessory building to remain after the principal building has been removed <br />without the Council granting a variance. Applicant also requests variances from bluff setback to <br />permit a new residence to be constructed within the 30' bluff setback. <br />The property owners have also requested sewer serv ice to the property. The lot could not sustain two <br />suitable drainfield sites due to disturbed soils and steep slopes. The lot is adjacent to property served <br />by sanitary sewer. The Comprehensive Plan, to be adopted later this year, has proposed this lot as <br />one that will be within the MUSA. This is one of only a handful of Lake Minnetonka lots not yet <br />within the MUSA. Please refer to tlie attached MUSA maps indicating the location of the property <br />and its proximity to other MUS.A areas.
