• t <br />Conformity to Zoning and Comprehensive Plan Standards: <br />Lots within the LR-IB zoning district require a minimum of 1 acre dry buildable area and 140' of <br />width at the lakeshore. The proposed lots are as follows: <br />LOT INFORMATION <br />The subdivision is proposed as 3 lots on 6.3 acres. <br />Block 1 Dry Acres Total Acres <br />Loti 1.81 acres 1.81 acres <br />Lot 2 2.35 acres 2.35 acres <br />Lot 3 2.14 acres 2.14 acres <br />* No designated wetlands are located on the property <br />Each lot exceeds minimum standards for lot width and size, and appears to demonstrate suitable <br />building sites. <br />Surrounding Properties <br />Surrounding properties are zoned LR-IB (one acre residential). The locality is primarily lakeshore <br />lots that fix>nt on either Stubbs Bay, Maxwell Bay or North Arm of Lake Minnetonka. The proposed <br />use and development of the three lots would be consistent with the character of the Tonkawa Area. <br />ZONING <br />The parcel is zoned LR-IB, Lakeshore Residential District. The minimum lot area requirement is <br />one (1) acre. Driveway permits are <br />required from Hennepin County for additional curb-cuts along County right-of-way. The applicant <br />shall obtain necessary permits prior to final plat approval. <br />Sewer <br />Property was assessed for 3 units in 1976 as part of the 73-1 sewer project. Sanitary sewer to serve <br />Lots 1 and 2 should be provided sanitary service from Tonkawa Road. The existing sewer on <br />Tonkawa Road east of Lot 1 should be extended southerly approximately 100-200 feet to serve Lot <br />2. Sewer connection for Lot 3 is located over the southwestern portion of the property.
