An access road ending in a cul de sac will be constructed. Water qudit>- criteria <br />for the site will be met partially through a wet retention pond sized for the total hard surface of the <br />site and constructed to meet NURP standards. The pond v\ill pick up drainage from about 85 to <br />90% of tlic road and runoff IVom the front yards and driveways of four of the houses. The rrrrainder <br />of the road drains in the opposite direction from the pond and a rain garden is proposed to provide <br />treatment in addition to the grassv’ area over which the runoff will drain. Rale control is net for the <br />development, A pond maintenance agreement has been provided. No phosphorous fcrti.izers will <br />be used on the site and will be a condition of the restrictive covenants. <br />Wetlands are present on the site but the proposed development will not impact any of them. The <br />required wetland biitfcrs are provided and are called out on the site plans. <br />Appropriate erosion control measures will be implemented as detailed on the site plans. <br />Recommendations: Approve
